Finding a property in Cyprus

The Cyprus property market offers a broad range of property types, from village homes made of stone to swanky high-rises in Limassol. There are properties to suit all budgets and lifestyles.

Searching for a Cyprus property online

To discover what’s best for you, start by exploring what’s available. Property portals are a great starting point, allowing you to compare regions, property types and prices across thousands of listings.

Some property portals to consider are:

www.youroverseashome.com/property-for-sale/cyprus/,

www.zoopla.co.uk/overseas/property/cyprus/,

www.rightmove.co.uk/overseas-property/in-Cyprus

If you see something you like, don’t hesitate to enquire as the local estate agent can then search out similar properties for you, some maybe not even publicised yet.

Filter your search by budget, number of bedrooms, and property type (apartment, house, villa). You can also search for specific features, such as rural, golf, new build, and more.

But don’t stop at the property portal. You can do so much online, from exploring the local area on Google Earth, checking out the social scene on MeetUp, Facebook or various online forums, to reading reviews of local cafes and bars.

Working with local agents

Agents have in-depth knowledge of the local market and can provide valuable insights into the best areas to buy, depending on your requirements.

They can also guide you through the process of purchasing property as a foreigner, which includes obtaining a permit from the Council of Ministers, a necessary step for non-EU residents.

It can be useful to know where you want to buy before you hire an estate agent or at least have an idea, so they have something to go on when they start scouring the market for you.

Attending overseas property events

Attending property exhibitions can also be beneficial for overseas buyers in Cyprus. These events give you the opportunity to meet a variety of developers, agents and legal experts, all under one roof or even better, virtually, so you can attend from home.

You can gather information, ask questions, and even discover exclusive deals. Keep an eye out for international property exhibitions that feature Cypriot estate agents.

Booking a viewing trip

While you can often view floor plans, photos and even have virtual tours from home, booking a trip to Cyprus to see your chosen properties in person is where buying gets serious. You should be clear on whether you’re “just looking” or are looking to buy in this trip.

You can view available properties throughout the year, but most buyers prefer to avoid the summer heat and crowds. On the other hand, if you will mainly be using it in summer, you should see it then.

The length and itinerary of your viewing trip depends on how many agents and properties you wish to view and their locations. Allow a few days for your own area research and a few days with your estate agent to visit your shortlisted properties. Provide your estate agent with a few weeks’ notice to prepare for your trip. Resale properties may still be occupied or they might need to get permission from the seller to enter them.
