In 2023, 35% of all Cypriot property sales took place in Limassol, making it the most desirable city in all of Cyprus to buy a home.

Where is Limassol?

Limassol is the second-largest city in Cyprus, after Nicosia. The city lies on the south coast of the island and is right smack-bang in the middle of two airports, Larnaca International Airport to the east and Paphos International Airport to the west.

There are no trains in Cyprus, so the transfer time from both airports is about 50 minutes by car and would typically cost around €65.

What’s there to do in Limassol?

The city of Limassol lies on Akrotiri Bay and has a long promenade that’s immensely popular with tourists for its clear view of the sea and sandy beaches. Limassol has a range of beaches on offer, from quiet and secluded to family-friendly with water sports – there’s something for everyone. The main beach is long and wide, with sand and pebbles in some areas, making for a lovely place to walk.

As the second-largest urban area in Cyprus, it comes as no surprise that there are lots of historical locations. They include the port, which became the island’s chief port in 1974 when the Famagusta port was closed. Many goods have entered the country via Limassol, notably wines, beverages, fruit and vegetables, as well as bricks, tiles, shoes, textiles and cement – the list goes on.

The Troodos Mountains lie a little further inland from the coast, visible from most high points of the city, and span right the way through to the centre of Cyprus. The mountain range is the largest in Cyprus and its highest peak is Mount Olympus. They are renowned worldwide for their geology which slowly rose from the sea due to the collision of African and European tectonic plates, which eventually formed the island of Cyprus.

Limassol Old Town is ever-so-charming. There you’ll find the earliest British colonial buildings which radiate out from the old fishing harbour. It’s easily a place to get lost, as its winding streets, cobbled lanes and ancient castles can look remarkably similar, but it’s a friendly, pedestrianised area which today is populated with artisan shops, galleries and workshops.

According to a report from Danos/BNPRE Group, property in Limassol became more affordable in 2023 overall, compared with house prices in Famagusta. Despite being the area accountable for 35% of all 2023 home sales, the value of properties sold in Limassol dropped by €200 million, compared to the first quarter of 2023.

This could be because Limassol has a large number of apartments for sale, which account for the majority of the Cyprus real estate market.

Overall, there were 9,000 apartments sold in 2023, representing an annual increase of 29%.
