Cyprus has tried to improve its winter tourism for many years. While summer tourism here is very high, winter tourism is much lower. Golf resorts have gone a long way to increasing winter tourism in the last decade, especially as professional golfers and keen golfers alike play there.

Around the top resorts, you’ll find a range of properties for buyers and investors looking to be close to the course but not on the resort. You can also buy land plots to build your dream home on a couple of Cyprus’s golf resorts.

Advantages of living in a Cyprus golf resort

Even more peaceful than the villages

In my experience, while many seek out urban and village properties in Cyprus, some look for an even more peaceful environment than that found in the villages. You can find this when you live in a property on a golf resort. It’s the community life combined with wonderful scenic views, that together calm the uncertainties of life.

Make friends with British and internationals

You can make many close-knit friends – with British and other nationalities. Also, the towns are not far away from the resort, so you can still enjoy Cypriot friendship and hospitality away from your resort.

No need to play golf

You can live on the golf resort, but you don’t have to be a golf player! If you aren’t keen on golf there are many societies and clubs that you can join in the towns, where you can take up a variety of hobbies or sports and make friends with new people.

Hotel and course facilities combined

One or two golf resorts have hotels situated in the same estate, e.g. Aphrodite Hills Golf Resort in Paphos.

This is a beautiful resort, with its PGA golf course, established in 2002. It was the first innovative idea around golf in Cyprus, developed after its successful hotel operation, which already attracted famous golfer names and others, like Elton John, Bon Jovi, and football players – I remember Arsenal FC stayed there after the football season. Having a hotel onsite means you can have the best of both worlds and you will have access to all the 5* hotel facilities, including dining and other sports like tennis, badminton etc.

While the houses are built close together, you will find that living on a golf resort is not restricting, as the golf course creates a natural divide between the houses. So you will be close enough to feel safe and get that community feel, but also be able to keep it private.

Golf to beach

The golf courses, being located near the coastal towns, are also near Cyprus’s wonderful beaches. So buying property on a golf course means you can combine a golf life with a beach life!

The potential downsides of resort-living

For me, there are only a couple of potential downsides…

Ongoing costs

You must remember there is more to pay than the purchase price of your golf property. As with any property, you have to also think about future maintenance costs, government property taxes, and any future design changes you might like to make – all of which are additional to the initial purchase cost.

Can be busy

Apart from the odd stray golf ball targeting your garden, there may be times when you feel like the world is on your doorstep, e.g., when PGA golf tours are taking place in Cyprus. But these are infrequent and you can easily escape to the towns for a vacation if the hustle and bustle gets too much.

Expensive upfront costs

Purchase prices can be expensive, although the breathtaking views over the golf course and the sea make it well worth it.

This has won many awards for its golf course and its design. The properties consist of apartments, small and large standalone villas, and townhouses with gardens and swimming pools spectacular views of the golf course, and the bright blue Mediterranean Sea. It’s broadly divided into ‘villages’ which you can think of as communities, and Poseidon Grand Villas in particular are very close to the golf amenities and have a large land area and secure, landscaped gardens. A small three-bedroom, three-bathroom golf villa here will cost from about €775,000 to €1,990,000, a larger five-bedroom villa about €6,000,000, a townhouse about €1,000,000 and a three-bedroom apartment about €750,000 A small land plot starts from €400,000.

Minthis Golf Resort

Minthis resort is near Paphos and would be my next choice. The properties here are all villas with gardens and swimming pools and range in price from about €1,700,000 to €2,300,000 for their three-bedroom villas. The golf course and its properties are very well maintained, and there is 24-hour security here. Minthis prides itself on the architectural uniqueness of its villas, so if you are looking for a different kind of villa design this would be the resort for you.

Secret Valley Golf Resort

Secret Valley Golf Resort is also near Paphos. This is my next choice because as the name suggests, the resort is constructed in and around a valley, which is quite uncommon in Cyprus. Therefore, Secret Valley has a unique and varied landscape with not just the traditional greens (of which there are two ), but also unusual rock structures. I have visited this resort and the summer sunsets there are spectacular. There is also a friendly golf academy there where you can improve your golf skills and a very good restaurant. Here, you can buy a detached three-bedroom villa with a garden and sea view for about €1,120,000 and even a four-bedroom villa on a huge land plot with sea views and a secluded large swimming pool and garden for about €1,220,000.

Elea Golf Club

Designed by British golfer, Nick Faldo, it is located in Koloni, Paphos and it towers over the Mediterranean Sea. Again, there is the luscious green of the golf course, but this one is different to the others because Faldo ensured that although the landscape is generally smooth, there are some challenges to golfers because of the limestone rocks and bunkers scattered over the land. There is a traditional clubhouse here, and a putting/chipping green, plus golf tuition. A four-bedroom detached house will cost about €1,140,000.

Limassol Greens

Limassol Greens is a brand-new golf course, near Lady’s Mile Beach is due to open in the summer of 2025. It has all the facilities of the other golf resorts, plus a brand-new Wellness Centre, shops and an open-air amphitheatre. A three-bedroom villa will cost about €1,560,000 rising to €1,800,000 for a four-bedroom villa. The only apartment currently available with two bedrooms retails at €620,000 but you can buy a three-bedroom townhouse here for €1,110,000. Small land plots are also available here, starting from €440,000.
