If you’re planning a trip to the UK to view property – or even to make your move permanent – there’s an important new travel rule to be aware of. From this week, most international visitors to the UK will need to apply for an Electronic Travel Authorisation (ETA) before travelling.
This includes travellers from the EU, EEA and many visa-exempt countries like the United States. The ETA is part of a broader UK government plan to improve border security and digitise entry procedures. It follows similar rules in the US, Canada and the much delayed Entry/Exit System (EES) for the European Union.

The new rules started this week
For overseas property buyers, it’s essential to understand how this might affect your travel plans. Whether you’re coming for a short viewing trip, planning a longer stay while you search for a home, or returning to the UK after time spent living abroad.
What is the ETA?
The Electronic Travel Authorisation (ETA) is a new digital entry permit for people visiting the UK for short stays of up to six months. It’s electronically linked to your passport and valid for two years (or until your passport expires, whichever is sooner).
The ETA is required for tourism, business visits, short-term study and even if you’re just transiting through the UK – though passengers not crossing the UK border are exempt.

Who needs it?
You’ll need an ETA if you’re a national of:

The European Union (excluding Ireland)

The United States
-
Canada, Australia, New Zealand, and other visa-exempt countries
If you’re a UK citizen or resident, or if you already hold a UK visa or immigration status (including settled or pre-settled status under the EU Settlement Scheme), you do not need an ETA.

In the system’s first week it has also been causing confusion for those with dual nationality. If you have a British passport but it is expired, you will need the new ETA on your other passport. The alternative is to get the somewhat expensive certificate of entitlement, which costs £550.
How much does it cost?

Rising to £16 (€19) from 9 April onwards
Each traveller needs their own ETA—including children and infants.
What do you need to apply?
Applying is simple and takes about 10 minutes. You’ll need:

A valid biometric passport

A digital photo of your passport

A selfie or face photo

A payment method
Most decisions are made within minutes, but the UK Home Office recommends applying at least three working days before travel.

What about property viewings?
If you’re planning a property-viewing trip, the ETA allows you to stay for up to six months. That should be plenty of time to explore different locations, attend viewings and speak with solicitors or agents.
